How do ncm obtain discounted property?
We buy properties off-plan from developers at the early stages of the building concept enabling us to negotiate larger discounts for buying in bulk. We pass this discount on to our members.
What does buying ‘off-plan’ mean?
Buying off plan means buying before the development has been built. The developers will have an artist impression, a model of the development and floor plans to scale of each house/apartment/penthouse so you can visualize the end product. Some developers open Show Suites, showing examples of the apartments (this is not always available on all sites)
Why buy off-plan?
Buying off plan can be an excellent form of investment. Whilst you the investor has agreed and exchanged on a price at the current market value; in a buoyant market your investment will rise significantly whilst the development is in progress.
Three main areas of investment: Buy–to-let : On completion, the property is rented to cover the cost of the repayment. Plus you the purchaser get the benefit of the property’s capital growth. Buy to sell to investors : Buying off plan from concept, enables you the investor to secure the property at a large discounted price. As soon as the contract is signed, you have instant equity and can sell the contract to another investor who will take advantage of the capitol growth over the remaining build period. Buy to sell to owner occupiers : You the investor acquire the off plan property gaining the increase in equity over the build period. Selling on to the owner-occupier before the build is completed.
